For every acquisition, EDGE evaluates the individual property’s physical plant, leasing risks, financing, equity placement and pro forma investment returns. EDGE’s in-house legal team has an extensive track record of structuring complex partnerships to maximize returns and tax efficiencies for its investors.

Construction Management

EDGE oversees the entire design, contracting and execution of construction projects across its portfolio. This streamlined and integrated approach ensures that each project is built on-time, in budget and meets the strategic vision of each asset.


EDGE manages all aspects of financings from underwriting and drafting term sheets to closing. EDGE’s in-house legal team oversees the drafting of all loan documents to ensure synergies with property operations and the strategic vision of each asset.


EDGE affiliates, Edge Funds NY LLC and Edge Funds DC LLC, are licensed real estate brokers in New York and Washington, D.C., respectively. As part of the firm’s fully integrated leasing program, it develops the marketing strategy for each asset. EDGE works hand-in-hand with third party brokers in all aspects of the leasing process from structuring and negotiating leases through implementation of tenant move-ins and satisfaction during occupancy.

Property Management

EDGE manages approximately 2.4 million square feet in New York City and Washington, D.C. EDGE’s integrated service platform, which includes asset management, property management, marketing, leasing, accounting, engineering and construction management, enables it to simultaneously provide best-in-class service to tenants and ownership. EDGE’s objective is to achieve a high level of tenant satisfaction and convert it into tenant retention.

EDGE oversees all property accounting including management and implementation of all annual property operating expense and capital budgets. This integrated approach enables EDGE to implement cost-saving measures, while still providing superior asset protection and tenant satisfaction.

EDGE’s senior team has over 75 years of combined building engineering experience. EDGE’s engineering expertise enables it to manage complicated building systems, achieve optimal efficiencies and performance standards and minimize costly service disruptions. The engineering team performs ongoing assessments of the physical plant of each asset to ensure that the strategic goals are achieved.
